Object description

Timeless elegance and modern design were the guiding principles behind the creation of this exclusive, luxurious apartment in one of Munich’s most beautiful neighborhoods, Au/Haidhausen, right next to the Isar River. Located in one of the most exclusive residential complexes above the Au, it offers a rare living experience that meets the highest standards of architecture and quality of life.
The property combines an outstanding urban location in Munich with the tranquility and privacy of a true oasis of well-being.
The open-concept living area, with expansive windows opening onto the loggia, creates an extraordinary sense of space and allows the indoor and outdoor areas to blend harmoniously. The elegant, open, greige-colored Bulthaup kitchen, featuring Miele brand appliances, the high-quality oak parquet flooring, and the exclusive, modern bathrooms leave nothing to be desired. Thanks to its thoughtful design and clear spatial layout, the light-filled apartment has an almost house-like character while simultaneously guaranteeing maximum privacy.
The highest-quality finishes are consistently featured throughout all rooms. The interior, planned down to the last detail with a luxury kitchen, an Occhio lighting concept, and luxurious Poliform built-ins, strikes a perfect balance between aesthetics, comfort, and practicality for everyday living. The result is a harmonious overall concept that lends the property its timeless elegance.
This exceptional offering is rounded out by a communal rooftop garden, as well as three underground parking spaces with two directly adjacent storage rooms and an additional two basement rooms that provide ample storage space.
The property thus presents itself as a special home with outstanding potential—ideal for families or couples who wish to combine spacious living with the option of a home office. A unique property that combines urban living, exclusivity, and the highest quality of living in a one-of-a-kind way.

Munich

Au-Haidhausen is a trendy neighborhood along the Isar River. The green spaces along the riverbank feature shady beer gardens and popular picnic spots in the summer. The expansive Deutsches Museum hosts exhibitions on the history of German technology, while the Gasteig cultural center—built in the 1980s—offers a diverse program of theater and film screenings as well as classical concerts. There are traditional pubs as well as international restaurants, stylish wine bars, and rustic taverns serving Bavarian cuisine.
First mentioned in a document around 808, Haidhausen is considerably older than Munich’s city center. Together with the neighboring districts of Au and Giesing, it was long considered part of Munich’s suburbs until all three were incorporated into the city in the mid-19th century.
